- Animal Control Laws
Licensing
Beginning July 1, 2001, the town of Huntersville will offer full-service animal control. This means that our residents no longer have to register their dogs and cats with Charlotte-Mecklenburg Animal Control. Registration will be annual and there will be no cost. Registration cards will be available at the police department and both animal hospitals in town. Simply have someone at the veterinarian's office verify an up to date rabies inoculation or bring the paperwork to the police department and one of the employees will verify it for you.

Leash Law
The City of Charlotte and Mecklenburg County have strict leash laws that apply to all animals except cats (see the nuisance animal section for laws pertaining to cats). Animals must be on a leash, contained within a fence or an operable and marked invisible fence. An animal may be loose in its own yard if there is an adult (18 years or older) present with the animal and the animal responds to direct verbal commands of the person.
All regulations aim to protect the health and safety of our citizens. Please be a responsible pet owner and abide by the law. Violations will be investigated and stiff fines may be applied. Fines range from a $50.00 citation for the first violation and up to a $500.00 citation and permanent seizure of the animal for a fifth violation.

- Pool Rules
- Use of Kiddie Pool limited to preschool children.
- Running, rough of boisterous conduct will not be tolerated.
- No floats or other inflatable devices are allowed in the pool except personal floaties for preschool children.
- There will be an Adult Only Swim called at the last 10 minutes of every hour. Everyone under 16 years of age MUST exit the pool at this time.
- Adminssion shall be refused to anyone with skin abrasions, colds, coughs, inflamed eyes, infections or wearing bandages.
- NO DISPOSABLE DIAPERS ALLOWED IN POOL - Children who are not toilet trained MUST wear plastic pants. “Swim Diapers” will only be allowed if lined with plastic.
- NO GLASS CONTAINERS OF ANY KIND ALLOWED IN POOL AREA.
- NO PETS ALLOWED INSIDE POOL FENCE or tied to pool fence.
- All bathers must shower before entering pool.
- The Homeowners Association will not be responsible for loss or damage to personal property.
- No abusive or objectionable language will be permitted.
- No unauthorized person allowed in or near filter room or guardroom at any time.
- Only bathing suits permitted in pool. The wearing of Burmuda shorts, jeans, etc. is forbidden. No cut-off pants permitted.
- Children 10 years old and under must be accompanied by an adult.
- Keep off lane markers.
- No open display of alcoholic beverages.
- Non-adult swimmers must demonstrate to the Lifeguard their swimmer ability.
- Pool Committee members and Lifeguards are empowered to enforce pool rules.
- Satellite Dish Regulations
- Dishes will be a maximum of 1 meter in diameter.
- Dishes will be placed in locations not visible from the front of the house.
- Attach to chimey, but not protrude above chimney.
- Attached to back/side of home, below roof line.
- In backyard and shielded with shrubbery.
- Installed in homeowner’s attic.
- All satellite dishes and installation locations must be reviewed by the Architectural Control Committee. Any dish systems which are not approved and do not meet these guidelines will have to be removed or relocated at the homeowner’s expense.

- Do people who do not use the pool pay the same dues as those who do?
All amenities are provided by and for the Association for the common good of all it’s members. A fully functional pool and properly maintained common area is essential to maintaining property values. Whether you use the pool or not, your property value is enhanced by its presence. Therefore, each member of the Association shares the obligation to maintain all common properties and facilities.
- Why do some people violate restrictions and get away with it?
Any violation of the covenants and restritions should be reported to the Architectural Control Committee or the Property Manager. Violations which do not appear to be addressed have either not been reported or are in the process of being addressed. If legal action becomes necessary, it could take several months for enforcement to take effect.
- Why do we pay our dues at the beginning of the year?
Most of the Associations financial obligations, such as pool management contract, landscape contract, begin in the spring. Therefore, adequate funds must be available to pay for these services.
- What is a Homeowners Association?
Loosely defined, a homeowners assonciation is an organization of neighbors who work together toward a common goal. That goal being, providing the highest quality of life for all members, protection of property values and social/recreational activities through its amenities. Through various committes, all members are invited to participate in a variety of functions which benefit the neighborhood in general and foster fellowship and goodwill among neighbors.
More specifically, in the case of Cedarfield, as with most planned communities, a homeowners association is an official, legal neighborhood governing body that is established in adbance of the development of the neighborhood. Deed restrictions placed upon the property, in advance of its first and subseqent sale, subject all homeowners to mandatory membership in the homeowners association, whether informed or not at time of closing. Cedarfield Plantation Homeowners Association is a non-profit corporation.
The Association is governed by several documents: Articles of Incorporation, which defines the membership and the purpose of the Association; By-Laws, which outline the rules and powers of the Association and finally, the Declaration of Covenants, Restrictions and Conditions, agreed to by all property owners, as a condition of purchase of their home. The Board of Directors of the Homeowners Association is responsible for the enforcement of the described deed restrictions within the guidelines provided in these documents.
All amenities and common property are owned by the members of the Homeowners Association, and therefore, share equally in the financial responsibility for maintaining them.
